Building services

Our job is to make sure that buildings, fences, retaining walls and other structures are constructed safely. We do that by assessing and issuing building permits, inspecting works, investigating complaints and safety issues.

Apply for a building permit

We issue domestic and commercial building permits for projects within Banyule.

Construction management plan approval

Developers and builders may need construction management plan approval for large or complex projects involving excavation, demolition or construction. Learn about CMP requirements, supporting documents, fees, application steps, approval timeframes and how to amend an approved plan.

Amend a building permit issued by Banyule BPI

To vary construction works or plans that we have approved, you need to apply to amend that permit.

Out-of-hours operation permit

You will need a permit to construct your works during out-of-ours times.

Footpath or road occupation permit

This permit is required if your construction works will temporarily occupy a nature strip, public road or footpath.

Building site permits and work hours

Building works are permitted Monday to Friday, 7am–6pm, and Saturday, 9am–3pm. Work outside these hours requires a permit. The page also outlines permits for park access, road and footpath occupation, cranes, hoardings, storage areas and other construction activities in public spaces, plus associated fees.

Gantry permit

You will need a permit to place a gantry on a footpath, laneway or road.

Private building surveyor

Submit your statutory obligations to us for local building projects.

Hoarding permit

You will need a permit to place hoarding on a road, laneway, footpath or Council land.

Request report and consent dispensation

Ask for an exemption if your project does not meet the design and siting regulations.

Park and open space access permit

You will need a permit if your construction works will temporarily occupy a park, reserve or any open space we own.

Skip bin permit

Apply for a permit to place a skip bin or container on a road, laneway, nature strip or other public land. Learn when a permit is required, how to identify the responsible road authority, notification requirements, application steps and assessment timeframes.

Works zone parking enquiry

You will need to have a works zone created to stop, park or unload workers' vehicles next to your construction site. Restrictions can be installed to provide dedicated parking. Extensions can also be granted.

Regulation 116 for public protection

Regulation 116 public protection consent is required when construction works affect public spaces or community assets. Learn when consent is needed, what documents to provide, and how to apply. Approval is required before a building permit can be issued for eligible projects.

Apply for an S29 demolition consent

You must apply for Section 29 (S29A) demolition consent before demolishing part or all of a building or changing its street frontage. Submit an online form with plans, documents and fees. If approved, you then apply for a building permit, and may also need an asset protection permit and inspection

Request for adjoining land owner contacts (protection works)

If the building surveyor on your build has requested protection works notice (under Form 6) to be applied to your neighbours' properties, you can apply to receive those neighbour’s contact details.
